Porting Your Mortgage

Many lenders allow you to transfer ("port") your existing mortgage to your next property. We'll explain: Whether your mortgage is portable. If early repayment charges apply. Whether additional borrowing is required. Whether porting is actually the most cost-effective option. Sometimes switching to a completely new lender can work out cheaper—even after taking early repayment charges into account.

After valuation and underwriting, your lender issues the mortgage offer.

Completion

Your solicitor completes the purchase and you receive the keys to your new home.

How can we offer all of this for free?

Like all mortgage brokers, we’re paid by lenders when your mortgage completes.  The difference between us and other mortgage brokers is that we simply choose not to charge our customers a fee on top of this.

Common Questions From Home Mover Clients

Can I take my mortgage with me when I move?

Possibly. Many mortgages are portable, meaning they can be transferred to your next property. We'll check whether this is available and whether it's the most suitable financial option.

Is porting always the cheapest option?

No. Although porting allows you to keep your existing mortgage product, it isn't always the lowest-cost solution. We'll compare the total cost of porting against arranging a completely new mortgage.

Can I borrow more when I move?

Yes, subject to affordability and lender criteria. Many home movers increase their borrowing to purchase a larger property.

Can I move home if I'm self-employed?

Yes. There are many lenders who consider self-employed applicants. We'll recommend lenders whose criteria fit your circumstances.

Can I move home if my income has changed?

Yes. A change in income doesn't automatically prevent you moving home. We'll explain what options are available based on your current affordability.

What costs should I budget for?

Moving home may involve: Stamp Duty (where applicable), Solicitor's fees, Survey fees, Removal costs, Mortgage lender fees and Valuation fees (where applicable) We'll explain which costs apply to your mortgage.

Can I move before my fixed rate ends?

Yes. Depending on your mortgage, you may be able to port your mortgage or repay it and arrange a new one. We'll explain the financial implications of both options.

When should I arrange my mortgage?

It's usually sensible to arrange an Agreement in Principle before you start viewing properties. This helps you understand your budget and demonstrates to estate agents that you're a serious buyer.

Will I need another valuation?

Yes, in most cases. Your new lender—or your existing lender if you're porting—will usually require a valuation on the property you're purchasing.

Do I need a new deposit?

Normally the equity from your existing property provides your deposit for the next purchase. If you're borrowing more, we'll explain how your loan-to-value affects the mortgage options available.

What if my current mortgage has early repayment charges?

We'll calculate whether paying the charge could still leave you better off overall if another mortgage offers better value.

How long does a home mover mortgage take?

Most applications complete within four to eight weeks, although timings depend on the lender, valuation, legal work and the property chain.
