What Can We Help With?

Here to help you through every stage of your mortgage journey

Moving to a Bigger Home

Need more space for a growing family? We'll calculate how much you could borrow and explain whether increasing your mortgage or changing lenders offers the best solution.

Downsizing

Whether you're releasing equity, reducing monthly payments or moving closer to family, we'll help you find a mortgage that suits your new circumstances.

Relocating

Moving to a new town or city? We'll make sure your mortgage is ready when you need it, helping to keep your move on track.

Borrowing More

Many home movers need additional borrowing. We'll explain your options and compare lenders to find a suitable mortgage for your new property.

Protection AdviceA protective shield with a tick beside a family.
Porting Your Mortgage

Many lenders allow you to transfer ("port") your existing mortgage to your next property. We'll explain: Whether your mortgage is portable. If early repayment charges apply. Whether additional borrowing is required. Whether porting is actually the most cost-effective option. Sometimes switching to a completely new lender can work out cheaper—even after taking early repayment charges into account.

How it Works

The Remortgage Process

Step 1
Book Your Consultation

We'll discuss your plans, current mortgage and budget.

Step 2
Compare Your Options

We'll establish how much you could borrow and whether any additional borrowing is needed.

Step 3
Compare Your Mortgage Options

We'll review: Porting your existing mortgage. Staying with your current lender. Switching to a new lender.

Step 4
Mortgage Application

Once you've found your new home, we'll submit your mortgage application and liaise with the lender throughout.

Step 5
Mortgage Offer

After valuation and underwriting, your lender issues the mortgage offer.

Step 6
Completion

Your solicitor completes the purchase and you receive the keys to your new home.

How can we offer all of this for free?

Like all mortgage brokers, we’re paid by lenders when your mortgage completes.  The difference between us and other mortgage brokers is that we simply choose not to charge our customers a fee on top of this.

Lauren has been such a huge help to us as first time buyers. She guided us through the mortgage process and made everything feel much easier to understand and manage. When our first property didn’t work out, she helped us switch the mortgage to our new property and secured the original rate, which we were so grateful for. We really appreciate all her help and support throughout the process and would highly recommend her to anyone, especially other first-time buyers. Thank you, Lauren!

We couldn’t recommend her highly enough and would happily work with her again in the future. Thank you so much for everything, Lauren!

We’ve been using Mortgage Links for years now and could not recommend enough. They prompt us when our deal is due to end, they are always very amenable when organising appointments, advice is always honest and ongoing communication is regular and plentiful. James is also very patient, relaxed and happy to explore options with us, which is really helpful when making big life decisions!

Our experience with mortgage links has been nothing but positive. Our correspondence has solely been with Lauren Conroy who has been extremely attentive with our situation and helping us the best she can. As first time buyers she has taken her time throughly explaining everything in detail, ensuring we understand all the information she has provided, yet doing this in a way that is digestible without making us feel overwhelmed with copious amounts of information. She has been completely transparent since the beginning and we honestly could not recommend her enough.

I can't recommend Kate highly enough. She sorted out a specialist mortgage when our chain collapsed allowing us to buy another property and keep our existing property for rental, and with immediate help 👍👍

First time buyer, and very daunted to start the process, first initial meeting with James and I was instantly put at ease, I hadn’t a clue and he explained everything in simple terms and made a complicated journey easy. He has a nice laid back way about him, and in contrast when I contacted him even with a silly question he replied very fast. James is a super fast worker and had my mortgage sorted so much sooner than I anticipated. I will 100% be recommending him to family and friends. Thanks James

Absolutely amazing service. Kate made everything a breeze. As first time buyers, there were a lot of unknowns and questions we had before going into the process. Kate answered every question we had and put our minds at ease, not only through the mortgage process but throughout the full buying timeline. She was attentive, supportive and a great communicator. Thank you so so much!

Home Mover FAQs

Common Questions From Home Mover Clients

Can I take my mortgage with me when I move?

Possibly. Many mortgages are portable, meaning they can be transferred to your next property. We'll check whether this is available and whether it's the most suitable financial option.

Is porting always the cheapest option?

No. Although porting allows you to keep your existing mortgage product, it isn't always the lowest-cost solution. We'll compare the total cost of porting against arranging a completely new mortgage.

Can I borrow more when I move?

Yes, subject to affordability and lender criteria. Many home movers increase their borrowing to purchase a larger property.

Can I move home if I'm self-employed?

Yes. There are many lenders who consider self-employed applicants. We'll recommend lenders whose criteria fit your circumstances.

Can I move home if my income has changed?

Yes. A change in income doesn't automatically prevent you moving home. We'll explain what options are available based on your current affordability.

What costs should I budget for?

Moving home may involve: Stamp Duty (where applicable), Solicitor's fees, Survey fees, Removal costs, Mortgage lender fees and Valuation fees (where applicable) We'll explain which costs apply to your mortgage.

Can I move before my fixed rate ends?

Yes. Depending on your mortgage, you may be able to port your mortgage or repay it and arrange a new one. We'll explain the financial implications of both options.

When should I arrange my mortgage?

It's usually sensible to arrange an Agreement in Principle before you start viewing properties. This helps you understand your budget and demonstrates to estate agents that you're a serious buyer.

Will I need another valuation?

Yes, in most cases. Your new lender—or your existing lender if you're porting—will usually require a valuation on the property you're purchasing.

Do I need a new deposit?

Normally the equity from your existing property provides your deposit for the next purchase. If you're borrowing more, we'll explain how your loan-to-value affects the mortgage options available.

What if my current mortgage has early repayment charges?

We'll calculate whether paying the charge could still leave you better off overall if another mortgage offers better value.

How long does a home mover mortgage take?

Most applications complete within four to eight weeks, although timings depend on the lender, valuation, legal work and the property chain.
