How it Works

The Remortgage Process

Step 1
Book Your Consultation

We'll review your current mortgage, circumstances and future plans.

Step 2
Compare Your Options

We'll assess both your existing lender's product transfer options and mortgages available from other lenders.

Step 3
Submit Your Application

If switching lenders, we'll prepare and submit your mortgage application.

Step 4
Valuation & Underwriting

The lender may arrange a valuation of your property before issuing a mortgage offer.

Step 5
Legal Work

Most remortgages include free legal services or cashback towards legal costs, depending on the lender and product selected.

Step 6
Completion

Your new mortgage replaces your existing one and your new monthly payments begin.

How can we offer all of this for free?

Like all mortgage brokers, we’re paid by lenders when your mortgage completes.  The difference between us and other mortgage brokers is that we simply choose not to charge our customers a fee on top of this.

Lauren has been such a huge help to us as first time buyers. She guided us through the mortgage process and made everything feel much easier to understand and manage. When our first property didn’t work out, she helped us switch the mortgage to our new property and secured the original rate, which we were so grateful for. We really appreciate all her help and support throughout the process and would highly recommend her to anyone, especially other first-time buyers. Thank you, Lauren!

Our experience with mortgage links has been nothing but positive. Our correspondence has solely been with Lauren Conroy who has been extremely attentive with our situation and helping us the best she can. As first time buyers she has taken her time throughly explaining everything in detail, ensuring we understand all the information she has provided, yet doing this in a way that is digestible without making us feel overwhelmed with copious amounts of information. She has been completely transparent since the beginning and we honestly could not recommend her enough.

First time buyer, and very daunted to start the process, first initial meeting with James and I was instantly put at ease, I hadn’t a clue and he explained everything in simple terms and made a complicated journey easy. He has a nice laid back way about him, and in contrast when I contacted him even with a silly question he replied very fast. James is a super fast worker and had my mortgage sorted so much sooner than I anticipated. I will 100% be recommending him to family and friends. Thanks James

Absolutely amazing service. Kate made everything a breeze. As first time buyers, there were a lot of unknowns and questions we had before going into the process. Kate answered every question we had and put our minds at ease, not only through the mortgage process but throughout the full buying timeline. She was attentive, supportive and a great communicator. Thank you so so much!

Remortgage FAQs

Common Questions From Remortgage Clients

When should I start looking for a remortgage?

Many lenders allow you to secure a new mortgage up to six months before your current deal ends. Starting early provides more time to compare options and may allow you to secure a competitive rate before any market changes.

What is a product transfer?

A product transfer is where you switch to a new mortgage product with your current lender without moving to another lender. In some cases this can be quicker and involve less paperwork than changing lenders.

Will I need a new property valuation?

Sometimes. Some lenders use an automated valuation, while others arrange a physical inspection depending on the property and application.

Can I release equity from my home?

Potentially. If your property's value has increased or you've reduced your mortgage balance, you may be able to borrow additional funds. The amount available will depend on your income, affordability, property value and lender criteria.

How long does a remortgage take?

Most remortgages complete within four to eight weeks, although this varies depending on the lender, legal work and individual circumstances. Starting early helps avoid unnecessary pressure as your current deal approaches its end date.

Can I remortgage with bad credit?

It may still be possible. Your options will depend on the nature of the credit issue, when it occurred and your current financial position. We'll discuss your circumstances and explain the lenders that may be available.

What happens if I do nothing?

If no new mortgage is arranged, your lender will usually move you onto their Standard Variable Rate (SVR) once your current deal ends. This rate is often higher than fixed-rate products, which may significantly increase your monthly payments.

Is remortgaging worth it?

Every case is different. We'll compare the total cost of staying with your current lender against switching elsewhere, taking into account interest rates, fees, incentives and any early repayment charges. Our aim is to recommend the option that best suits your circumstances.

Should I stay with my current lender?

Not always. Your existing lender may offer competitive product transfer rates, but another lender could provide a more suitable mortgage depending on your circumstances. We'll compare both options before making a recommendation.

Will I need a solicitor to remortgage?

If you're moving to a new lender, legal work is usually required. Many lenders offer free legal services or cashback towards your legal fees.

Can I remortgage before my fixed rate ends?

Yes. Many lenders allow you to secure a new mortgage before your current deal expires. However, switching too early may trigger an early repayment charge, so we'll explain whether it makes financial sense.

Can I borrow more when I remortgage?

Yes, subject to affordability and lender requirements. People commonly borrow extra funds for: Home improvements, Extensions, Debt consolidation (where appropriate), Buying another property, Family financial support and Other acceptable purposes.

Will remortgaging affect my credit score?

Applying for a mortgage usually involves a credit search. Provided applications are managed correctly, remortgaging should not have a significant long-term impact on your credit profile.

Can I remortgage if my circumstances have changed?

Yes. Changes in employment, income, self-employment, maternity leave or retirement do not automatically prevent you from remortgaging. We'll recommend lenders whose criteria may be suitable for your circumstances.

Do I have to pay mortgage fees again?

Some mortgages include arrangement fees, while others do not. Where fees apply, we'll compare whether paying the fee or adding it to the mortgage represents better value overall.

Why Choose Mortgage Links?

We'll compare mortgages from a wide range of lenders while also reviewing your existing lender's options. Our advice is tailored to your circumstances, and we'll manage the entire process from your initial enquiry through to completion. We'll also explain every recommendation in plain English, ensuring you understand exactly why we've suggested a particular mortgage.
